04 / About
JHA Property Management grew out of a real estate and landlord-tenant practice. That origin still shapes how we document, price, and defend every decision on an owner's behalf.
Covington, Georgia. Serving Newton County and the surrounding metro Atlanta submarkets.

Mission
To make rental ownership legible — so an owner always knows what their property is worth, what it costs to run, and why each recommendation was made.
Vision
Property management in Georgia is still largely opinion-driven: rents set by feel, maintenance approved without documentation, statements that raise more questions than they answer. We think the standard should be evidentiary — every number traceable to a comparable, a receipt, or a ledger line. That is the practice we are building, one door at a time.
A / Values
01
Every pricing, renewal, and capital recommendation arrives with the comparable set or the ledger line that produced it.
02
Screening criteria, notice timing, and deposit accounting are uniform. Consistency is both fairer and safer.
03
Owners and residents reach a person, not a queue. Same-business-day response is a policy, not an aspiration.
04
A property that is maintained leases faster, holds better residents, and appraises higher. Short-term savings that cost long-term value are declined.

Principal & Managing Broker

Director of Leasing
Runs the comparable studies, pricing, and placement calendar. Amara has leased across metro Atlanta submarkets for eleven years and knows which portals actually convert.
Maintenance Operations Lead
Manages the vendor bench, triage standards, and the after-hours line. Devon spent a decade in trades before moving to the coordination side.
Controller
Owns trust accounting, monthly reconciliation, and the year-end packet. Priya's statements are the reason owners stop asking where the money went.
D / Why choose us
Lease documents, notices, and deposit handling are reviewed by a licensed broker with a transactional real estate background.
Screening, turnaround, and inspection criteria exist on paper and are applied the same way to every file.
Monthly statements reconcile to the trust ledger, with receipts attached to every work order.
Pricing comes from the submarket you actually own in, not a statewide average.
You know who handles leasing, who handles maintenance, and who prepares your statement.
The fee schedule is published and does not change between the proposal and the agreement.
