JHA Property Management grew out of a real estate and landlord-tenant practice. That origin still shapes how we document, price, and defend every decision on an owner's behalf.

Mission

To make rental ownership legible — so an owner always knows what their property is worth, what it costs to run, and why each recommendation was made.

Vision

Property management in Georgia is still largely opinion-driven: rents set by feel, maintenance approved without documentation, statements that raise more questions than they answer. We think the standard should be evidentiary — every number traceable to a comparable, a receipt, or a ledger line. That is the practice we are building, one door at a time.

Every pricing, renewal, and capital recommendation arrives with the comparable set or the ledger line that produced it.

Screening criteria, notice timing, and deposit accounting are uniform. Consistency is both fairer and safer.

Owners and residents reach a person, not a queue. Same-business-day response is a policy, not an aspiration.

How the practice grew

  1. 2014

    Practice roots

    The founding partner begins handling landlord-tenant and transactional real estate matters for metro Atlanta owners.

  2. 2018

    First managed doors

    Management is added at client request, starting with eleven single-family doors across Newton and Gwinnett counties.

  3. 2021

    Systems build-out

    Portal-based accounting, trust reconciliation, and a written screening standard replace ad-hoc process.

  4. 2023

    Maintenance bench

    A licensed and insured vendor bench with a published rate card and 24-hour intake goes live.

  5. 2025

    Caulker House

    Caulker Homes LLC completes the new upper residence in Covington, brought to market under JHA management.

  6. 2026

    Analysis for every owner

    The annual rental market analysis becomes standard for every managed property and free for prospective owners.

Jordan Hale

Principal & Managing Broker

Licensed Georgia broker with a background in real estate transactions and landlord-tenant matters. Jordan reviews every lease document and sets the screening standard the firm applies.

Amara Whitfield

Director of Leasing

Runs the comparable studies, pricing, and placement calendar. Amara has leased across metro Atlanta submarkets for eleven years and knows which portals actually convert.

Devon Ruiz

Maintenance Operations Lead

Manages the vendor bench, triage standards, and the after-hours line. Devon spent a decade in trades before moving to the coordination side.

Priya Raman

Controller

Owns trust accounting, monthly reconciliation, and the year-end packet. Priya's statements are the reason owners stop asking where the money went.
