Information we collect
We collect what is necessary to evaluate an application, administer a lease, and account to an owner: contact details, identification, income and employment verification, rental history, credit and background results, payment records, and correspondence about the property.
How we use it
Applicant information is used solely to apply the published screening standard. Resident information is used to administer the tenancy and coordinate maintenance. Owner information is used to manage the property, prepare statements, and meet tax and trust accounting obligations.
Who we share it with
We share information with screening providers, maintenance vendors assigned to a work order, the property owner where the lease or law requires it, our accountants and legal counsel, and any authority entitled to it by law. We do not sell personal information.
Retention
Application files are retained for the period required by fair housing recordkeeping rules. Lease and accounting records are retained for the period required by Georgia law and our trust accounting obligations, then destroyed securely.
Security
Records are held in access-controlled systems. Payment processing is handled by the portal provider; we do not store full card or bank credentials.
Your choices
You may request a copy of the information we hold about you, ask that inaccurate information be corrected, and opt out of non-essential email at any time. Requests go to owners@jhapm.com.
Fair housing
We advertise, screen, and communicate in compliance with federal and Georgia fair housing law. Screening criteria are published and applied uniformly to every applicant.
